ABKJ successfully provided for and managed an intense land use review process addressing conflicting guidelines per Portland Design Commission and Historic Landmarks Commission, and maintaining the iconic, glass building resting on a concrete, piloti podium, that is clearly visible in the Portland skyline with its tapered crown and contextual reflections. The project includes interior renovation of the existing lobby with a unique expression that represent characterises of “flowing water,” anchored by comfortable sitting areas and a fireplace to create a warm setting for interaction. The new program provides for attractive ground level amenities such as a conference center, exercise and wellness center, bicycle storage, and increased ADA accessibility with interior and exterior ramps. The plaza area was redefined with the addition of landscaping, planters, benches, steps, and hardscape paving.
