Carillon Point, Kirkland, Washington
This 4-story facility includes two 120,000 sf office buildings, retail space, a 100,00 sf hotel, and plaza and elevated parking for 1,735 cars. The entire complex supported on pile foundations due to high water table and poor soil conditions.




Harbor Steps, Seattle, Washington
This mixed-use project in the heart of downtown Seattle consists of four residential towers, ranging from 18 stories to 32 stories. It includes below-grade parking with more than 1,000 parking stalls.

Lincoln Square, Bellevue, Washington
This 2.4 million sf facility consists of two 450’ high-rise towers and includes 580,000 sf of office space, 470,000 sf of hotel and condo space, 390,000 sf of retail space, and a 5-level underground garage encompassing nearly 1 million sf. Structurally, the hotel and office towers utilize an “undefined lateral force resisting system,” as allowed under the 1997 UBC.

This 6-acre, 787,000 sf project includes 3 apartment buildings with 319 units, a 144-unit hotel, a 112,000 sf medical office building, and a 207,000 sf, 3-level underground garage.
