Lincoln Square, Bellevue, Washington

This 2.4 million sf facility consists of two high-rise towers and includes 580,000 sf of office space, 470,000 sf of hotel and condo space, 390,000 sf of retail space, and a 5-level underground garage encompassing nearly 1 million sf. The hotel and office towers are 450' tall, making them the tallest buildings in Bellevue. Structurally, the hotel and office towers utilize an “undefined lateral force resisting system,” as allowed under the 1997 UBC.

Harbor Steps, Seattle, Washington

This mixed-use project in the heart of downtown Seattle consists of four residential towers, ranging from 18 stories to 32 stories. It includes below-grade parking with more than 1,000 parking stalls. ABKJ pioneered the use of alternate floor concrete moment frames in this project to achieve greater available window space for these residential units, also making an architectural statement with the exterior shear walls and moment frames exposed.

This project includes a 7-story office tower and 26-story apartment tower with 4 levels of underground parking. The towers are connected on the second floor.

This mixed-use building consists of 3 stories of below-grade parking, office, and retail space at grade level and 18 floors of condominiums. Lateral resistance for seismic forces and wind loads is provided by concrete shear walls.
